The House

Our home is a beautiful detached 17th century stone house over 3 floors in the Languedoc village of Magalas.  Situated at the top of the mediaeval village in a square of houses where there is no through traffic, the house is central, quiet and calm. It is remarkably private.

It is completely modernised and equipped with telephone, fast wifi, TV sockets and 2 satellite dishes (UK and France).

The Courtyard

The south facing courtyard garden of 150 sq m is surrounded by old stone walls, with two gates opening on to the square.  It is a serene space dappled by sun and shade with mature trees surrounded by roses, bougainvillea, lavender and rosemary.  A covered “summer kitchen” with tiled floor and a stone work-surface is serviced with water and electricity and a vine over the front door provides sweet white muscat grapes. A pool could be created here, and one of 10 sq m would not need planning permission.

This is a delightful spot all year round, deliciously cool in the hot summers but warm and cosy in the cold, blue-skied winters of the Languedoc.

There are 2 parking spaces associated with the house, or a car could be brought into the courtyard.

Ground floor

On the ground floor is a kitchen, dining room and sitting room. The living area is spacious with exposed original stone walls and beamed ceilings.  There are stone floors in the kitchen and dining room and an oak floor in the sitting room and all three rooms open onto the courtyard. The kitchen is fully equipped with gas hob, electric oven, fridge and dishwasher and a charming, cool, walk-in larder. Both the kitchen and the generous sitting room have had wood-burners recently installed.

First floor

The wide staircase rises gently to the first floor where there are two large double bedrooms. The first has an original working fireplace and charming views over Magalas and an ensuite shower, bath, 2 basins and WC. The second bedroom is accessed via an anteroom which serves as an office-space / dressing room.  An adjacent bathroom has shower, WC and basin.

Second floor

The original staircase continues to two further large double bedrooms via a staircase door providing flexibility and privacy. One bedroom is ensuite with shower, basin and WC, the other is again accessed via an anteroom and has an adjacent bathroom, also with shower, basin and WC.
